Overall a very clean and good hotel with friendly helpful staff.

Convenient location near to Tha Phae Gate Love the view of sunrise with city in the foreground and mountain in the background from my room Daily Buffet breakfast was good Tour desk was helpful Room staff was helpful

TV was a bit snowy but watchable. Aircon was a bit noisy but cool. Toilet flushing took a few tries to get it.

Fabulous we were very happy , we would stay again.

we were pleased with all of our experience at the hotel.

the only thing we didn't like was the proximity of part of the breakfast bar to the steps as my partner nearly took a stumble, he didn't but nearly !

Fantastic location. Comfortable beds.

Suite 607 was an amazing space to hang out & rest after long days exploring. Fantastic location, this was the reason for booking. Friendly staff.

Room 607 Suite is located on the side of the hotel overlooking the school. Unfortunately, every school morning between 8-8.30am for half an hour, their daily assembly was outside with a very loud PA MICROPHONE blaring out. Just spoilt the morning within this beautiful suite. Not hotel fault, I understand this. Breakfast was a little limited.

Pleasant hotel in a very good location.

Perfect location right in the centre of town meant that we could walk everywhere. Friendly staff who spoke good English. Comfortable room.

No tea or coffee in the room, which we found a bit odd in this day and age. Not enough electrical sockets to charge our stuff.

I’ve been double charged for this booking. When I 1st arrived at the property on my checkin date I was asked for my credit card as the hotel had not received payment from booking.com although I paid through Apple Pay when I made the booking. My confirmation email clearly states that I paid through Apple Pay and I have evidence that monies were taken from my bank account. So now I have the inconvenience of trying to get my money returned from booking.com as the hotel said it needed Payment for the room before I could stay there. Not happy at all. ;(

The room key did not work for the first 2 days of the stay...

The room key did not work for the first 2 days of the stay which was very inconvenient, yet no compensation was made. The 'all year round' pool was freezing. Many of the staff struggled to speak English which made communication difficult.

Very comfortable, I stayed here on three separate occasions...

Very comfortable, I stayed here on three separate occasions during my trip so it’s good enough to come back! All the room types are of a high standard and everything is there that you need. Breakfast has pretty much every choice you can want. I would recommend as a comfortable and easy place to stay as You know what to expect here

Hard to find a bad point to this place, but on one stay I noticed that the shower water pressure would change if the room next door flushed their toilet. Not a big deal but it did affect the temperature.

Fine except for room charging.

Staff are generally helpful.

Everything was fine, except I was double charged for the room. Paid on check-in but was subsequently charged to my visa card again after check-out, unknown to me and without my approval. Have called hotel couple times and still trying to reverse second charge, before resorting to Visa.

Good hotel, good location, good price, good breakfast, and great staff

The breakfast was decent, the rooms were nice size and clean, the maid service staff were very accommodating, the entire staff were helpful and eager to please their guest. The location of the hotel was very good with lots to do close by. The hotel is an older property but we found it very comfortable and pleasant. We will definitely stay here our next trip here next year and would recommend it to friends and family. And by the way, this was the first hotel I’ve stayed in that I could actually use the hotel WiFi to watch Netflix on my iPad!!! We really enjoyed our stay here.

If I were to nitpick the place I’d say leave a little more room in the in-room refrigerator and not put so many sales minibar items in it.

good value for money, but needs to work on details for customers

the location was amazing and the exterior looked beautiful. The breakfast was great and the lobby was nice, however the furniture in the room was old and out dated....when entering the room we had always seen loads of hair and other dirty things that weren't our own. 2 days with no internet

Old hotel near central activities for 1 night stay max

We have chosen this hotel because it is very near the Thapae Gate. That is the only advantage I can see.

You would anticipate that you hear the traffic during the night because the hotel is very near a main road. However also the rooms are bad soundproofed and seem to be renovated in the 90s. For this price you expect a bit more.

We absolutely loved our stay here.

We absolutely loved our stay here. We were in Chiang Mai for 8 nights and we stayed here for all of them. We couldn’t recommend this hotel enough, from the room, to the breakfast, to the pool, we loved all of it! Perfect location just next to the old town and a great view of Chiang Mai from the room. Stay here and you won’t be disappointed!

Would definitely stay here again!

Breakfast buffet was decent, staff are very friendly. The hotel itself is beautiful and in a great location, right by Thapae Gate and walking distance to everything. Reception staff very hospitable.

My check-in time was delayed (past 2 p.m.) and luggage "storage" is just in a corner of the lobby, so I didn't feel great about leaving it there all day... but it all worked out fine. No airport shuttle option; just a number for a driver that is not affiliated with the hotel. Cheaper to just find airport taxi.

We received an upgrade to the apartment on 12 floor.

We received an upgrade to the apartment on 12 floor. Very spacious and clean beautiful views. During our stay we experienced food poisoning and the hotel was able to provide us with an extra night's stay so we could recover- and luckily we were able to stay in the same apartment and not have to move. A staff member came to check on us and asked if we needed to see a doctor.
